10 Steps to Building Your New Home
1. Find Your Homesite – If you’re still looking for the perfect homesite, the John Wieland team can assist you in finding the site that meets your needs. Our team is also available to meet you for a homesite evaluation before you purchase. If you already own a homesite, the John Wieland team can quickly assess the site conditions and suitability for the home you want to build.
2. Choose Your Floorplan – With one of the nation’s largest and most distinguished new home plan portfolios, John Wieland offers designs to suit most every lifestyle and the knowledge to guide you to the plan that’s perfect for your needs. Our dedicated Architectural Design Team is also available to customize or design a plan just for you.
3. Personalize Your Home – Start exploring the possibilities with a tour of John Wieland’s exclusive

which offers convenient one-stop shopping for all the designer selections in your new home. You’ll enjoy the assistance of a personal Design Consultant to help you select the appropriate finishes for your home and pull together all the details that make your home uniquely yours.
4. Finalize Your Contract – Once you have settled on a plan and level of finish for your new home, the John Wieland team will provide you with a final price and write up your contract.
5. Secure Your Financing – Once the contract is written, you’ll need to secure financing for the construction of your new home. You may use your own banker or we’ll be happy to put you into contact with one of our frequent banker partners. Please note that, as the owner of the property, you will be required to secure Fire and Casualty Insurance for the building site. The John Wieland Team provides Worker’s Compensation Insurance as well as a general liability policy.
6. Begin Construction on Your Home – With financing in place, construction can begin. Get started with a pre-construction conference with your John Wieland Custom Builder to review all the details before construction begins. Your Builder will also obtain the required building permit prior to starting work. Depending on the location of your homesite, obtaining your building permit may take a few days or a few weeks. Your Builder can advise you on the specifics of your location.
7. During Construction of Your Home – Your Builder will provide you with a weekly summary of progress by email (or phone if you prefer). In addition, most homes require four or five onsite review meetings at major milestones in the building process. Your Builder will provide you with a recommended schedule of site visits based on these milestones.
8. Certifying the Completion of Your Home – As your home nears completion, your Builder will ensure that it meets John Wieland’s rigorous quality standards including our 500-point quality certification checklist. You’ll also walk through the home with your Builder to ensure that all the details are correct and complete before your Certificate of Occupancy is obtained.
9. Welcome Home! – Once your home is complete and all final design selection are paid in full, it’s time to move in and enjoy. Assuming that your construction financing was a single closing loan (as most are), you’ll need only to provide the lender with the Certificate of Occupancy upon completion.
