Q. - I don’t own a homesite but don’t want to build in a neighborhood. Can you help?
A. - Yes, if you’re still looking for the perfect homesite, the John Wieland team can assist you in finding the site that meets your needs.
Q. - How do I finance a custom built home on my own homesite?
A. - The best type of loan for this is a Construction to Permanent, or CP, loan. This type of loan acts as a construction loan throughout the building process and then converts into your permanent home loan when construction is complete. You may use your own banker to secure a CP loan or we can refer you to the best CP lenders in the market today.
Q. - How long will it take to build a custom home?
A. - Obviously, the length of time it takes to build your home may vary based on site conditions, the size or complexity of your floorplan and your design and finish selections. A typical custom homebuilding process takes approximately nine months from beginning to end. The first four to six weeks are typically dedicated to deciding on your floorplan, finishes and other details of your home with the help of our Architectural Design, Design Studio and Custom Building teams. Once those selections are finalized and a final cost agreed upon, securing the needed financing typically takes about four weeks. From there, typical construction time will be approximately four to seven months.
Q. - How do I select a floorplan? Can I bring you my own plan?
A. - With one of the nation’s largest and most distinguished new home plan portfolios, John Wieland offers designs to suit most every lifestyle and the knowledge to guide you to the plan that’s perfect for your needs. Our dedicated Architectural Design Team is also available to customize or design a plan just for you. If you already have a plan selected from another source, the John Wieland Custom Homebuilding Team can certainly build your provided plan as well. Keep in mind however that due to our extensive experience in building the proven plans in our portfolio, selecting a plan from the John Wieland portfolio may save you both time and money.
Q. - How do I make design selections for my new home?
A. - You’ll enjoy access to John Wieland’s exclusive New Home Design Studio which offers convenient one-stop shopping for all the selections you’ll need from cabinetry to flooring to shingles and everything in between. You’ll also have the guidance of one of our professional Design Consultants to help you put together all the details perfectly.
Q. - Is it more costly to build on your own homesite versus building in an active neighborhood?
A. - Building in an active John Wieland neighborhood allows us to take full advantage of many economies of scale throughout the construction process, so, yes, it may be more costly to build on your own homesite.
Q. - How is the cost of my home determined?
A. - The primary items that determine the cost of your home are your floorplan and the specifications and finishes that you choose. Site preparation and the type of foundation (whether basement, slab or crawl space) also have a significant impact on the cost of your home. Lastly, your choice of hardscaping or landscaping may materially impact your cost. Our professional Custom Homebuilding Team will guide you through the selection and pricing process to provide you with the best possible value and help you avoid any unexpected costs.
